         Term & Conditions:

         - Full pre-payment is required at the time of reservation is confirmed.

         - Booking guarantee deposit "Non-refundable" for the period the 1st November - 30th April or any special promotions
           on the hotel's website
         - Notification of cancellations/amendments can be accepted via fax or E-mail to: banraya_reservation@hotmail.com
        
         - Hotel Voucher will be sent you within 2 days after your full payment. Please print out and show it with valid passport
           or ID card upon check-in at the hotel.
   
         - Any amendment requested 15 days or less before arrival date, one room night for each room(s) will be charged.
           The rest will be refunded to your credit card with deduct 10% administration fee and 4% bank fee.
  
         - Any cancellation or amendment during Peak Season (22 Dec - 10 Jan) 100% charge from the total booking.

         - Any cancellation requested 15 days or less before arrival date, full pre-payment will be non-refundable.
  
         - In the event of failure to give the required notice for cancellation and reduction in accommodation numbers,
           the resort reserves the right to charge a fee equal as same as No Show Policy.
